The Value home package is designed for first time homebuyers or for homeowners ready to upgrade to a newly built home.  This package will give you, the homebuyer, more value for your money.  This Value tier will offer a variety of floor plans to fit your personal tastes.  Imagine your dream home for less money!

APPLIANCES

NOTE: Your utility room comes plumbed for an electric washer and electric dryer. There is no included washer or dryer.

NOTE: If you purchase a gas dryer, you will still get a 220V outlet at no cost, in case you ever switch to an electrical dryer. Also, please be sure you clearly indicate which washer and which dryer you want.

NOTE: If you plan to have a gas dryer, you will need to PURCHASE a gas line.

NOTE: We have a standing relationship with Bay Appliance in Coos Bay, OR where homebuyers can purchase upgraded appliances.

RANGES & HOODS

Included in your kitchen will be a Frigidaire electric range in white and a white hood vent above the range.

Q: Do you offer upgrades for the ranges?

A: All upgrades can be made at Bay Appliance in Coos Bay, OR. If you choose a microwave/hood vent combination upgrade there will be an additional charge for venting and installation.

Q: How do your range hoods vent?

A: Our range hood (both hoods and microwave oven hoods) vent directly out the back of the appliance. We do build down draft venting/fan systems, and we offer cook tops on kitchen islands at an additional charge.

Q: Why are the gas control knobs at the front of the ranges?

A: For safety reasons, so you don’t reach over an open flame, all gas knobs are at the front of gas ranges and cook tops.

Q: What is a Self-Cleaning Oven?

A: Self-Cleaning ovens are heavily insulated in order to withstand very high self cleaning temperatures. As a result, these ovens are much more energy efficient and lose very little heat during normal baking functions.

Q: What is Convection Cooking?

A: A convection cooking feature adds additional elements and fans into the oven cavity. Heated air circulates all around the food to seal in juices and flavor, and reduces your cooking time by up to 30%.

DISHWASHERS

Q: What type of dishwasher do you offer?

A: We offer a white electric Frigidaire dishwasher. If you choose to upgrade, you may do so at Bay Appliance.

Q: What is the difference in a Tall Tub?

A: A Tall Tub will hold 14 Place Settings in the same cutout as an Included tub.

Q: What is Dura Wash?

A: A 2 or 3-level dishwashing system that distributes water to both the upper and lower racks.

REFRIGERATORS

Although many homebuyers already have their own refrigerators, for those who don't or for those who would like to purchase a new one, we have a standing relationship with Bay Appliance in Coos Bay, OR where homebuyers can purchase appliances.

NOTE: If you are buying from Bay Appliance or bringing your own refrigerator, make sure to verify that the opening provided will accommodate the size of your refrigerator and its door swing!

BATHROOMS

The master suite is one of the most spacious rooms in the house. Depending on your floor plan, there are several configuration possibilities for the master bath. Options include adding a door between the master bedroom and master bathroom, a private toilet room, linen closets, a variety of tub and shower options and vanity choices, and fixtures all shown here in our bath section. Spend some time here with our design coordinator, and make your master bath just right for you.

TUB/SHOWER COMBINATIONS

Fiberglass bathtub:

The included tub/shower combination is 32” X 60” surround. This is a fiberglass bathtub and shower together. It comes with a shower rod in chrome. There are options available (for an additional cost) with acrylic tub & cultured marble surround or acrylic tub & tile surround in lieu of fiberglass. If you would prefer to upgrade to a glass enclosure, you may for an additional cost. Please see the showroom at Tri-County Plumbing for an example of these options. One option is a 5' fiberglass shower (with 2 benches inside) with a glass enclosure - available in chrome and with clear, glue chip or obscure glass (available according to plan). There is no bathtub with this choice, and please note this feature is an upgrade. This style option is also available (at an additional cost) with cultured marble surround and shower pan or tile surrounds with acrylic shower pan in lieu of the fiberglass walls with benches. Neither the cultured marble nor tile has the option for the benches.

MASTER BATHROOM TUB/SHOWER CHOICES

BATH VANITIES

Each master bath includes a single vanity cabinet. The style is determined by the kitchen cabinets you selected. The included countertop is a post form laminate countertop or may be upgraded to ceramic tile, Corion or granite for an additional cost.

Q: What if I would like two sinks in my master bath?

A: Depending on your floor plan, there may be an upgrade option to choose a double or even extended vanity. Again, laminate is the included countertop or ceramic tile or granite can be chosen for an additional cost. The included vanity includes 1 electrical outlet. If available for your plan, the upgraded double vanity and the upgraded extended vanity both include 2 outlets (one on each end of the vanity).

Q: What type of sink is included when I upgrade to tile countertops?

A: A white china sink is included in the price of upgrading your bath countertops to ceramic tile.

Q: What if I want to change the included single vanity in the master bath, to a double vanity?

A: The included single vanity has already been changed to match the rest of your cabinets, so you would only pay to have the second half added to match the first half. The double vanity cost includes the cost of the extra sink, faucet, and plumbing line for it. We also offer an extended double vanity with an extra row of drawer space. Please note that the extended double vanity is not available in every plan.

Q: What if I would like my master bath vanity to be larger but do not want to pay for the additional sink?

A: Master bath vanities can be extended with out adding a second sink by purchasing an additional vanity base or a bank of drawers. Please note if you plan to upgrade your countertop to tile you must purchase these options with tile countertops. You must also purchase the cabinet style, if upgraded, to match the entire house selection.

OPTIONAL MEDICINE CABINETS

You may choose to add a medicine cabinet if you prefer, which will be mirrored with chrome trim or even frameless. The location is predetermined.

TOWEL BAR OR TOWEL RING

A chrome towel bar is included in your master & hall bath. The location is pre-determined. All fixtures may be upgraded to nickel or brass for an additional charge.

TOILET BOWLS

NOTE: All toilets are low flow toilets according to building codes.

TUB/SHOWER VALVES

With your included bath/shower combination is a Moen faucet in chrome. (See display in the Tri-County showroom).

If you would prefer to change this to a different style or color, you may do so for an additional cost. There are samples of shower valves in the showroom.

NOTE: When upgrading your bathroom vanity faucet your bath/shower valve will need to be upgraded also to match

VANITY FAUCETS

Q: What are my choices for vanity sink faucets?

A: Your include faucet is a single handle chrome faucet. If you would prefer to change this to a different style or color, you may do so for an additional cost. There are samples of sink faucets in the showroom.

Q: Do I have to purchase the same faucets in all bathrooms?

A: No, each bathroom is priced individually. It is your choice to upgrade to the styles you would prefer by room.

VANITY LIGHTING

Each bathroom comes with a chrome square light bar over the vanity.

NOTE: The included light bar length automatically increases if you choose to increase the length of your vanity.

NOTE: Included in each bathroom is an exhaust fan.

ELECTRICAL

Q: Can I upgrade my fluorescent light in the kitchen?

A: Yes, depending on the size or your kitchen you have a choice of recessed can lights at an additional charge.

Q: What does "pre wire" mean?

A: This means we install the wire for you, but don't install the units (physical speakers ceiling fans, etc.) If you purchase a pre-wire, be aware that when you move in there will be a blank electrical plate for the included light fixture.

FIREPLACES

Optional fireplaces can be purchased in various locations depending on your floor plan. All fireplaces are 36" gas direct vent/zero clearance.

Q: Do I have to have a fireplace included in the cost of my home?

A: No. Please see your floor plan for a possible fireplace location.

Q: What is included for the price of the fireplace?

A: If you elect to have the fireplace added, the cost includes; the gas line, switch for the fireplace, the framing, the fire box unit itself, the log set, the black trim, and a pre-cast surround.

Q: Can I choose where the fireplace goes?

A: Depending on your floor plan, the location for the fireplace is typically on a straight wall or corner in the family room or living room.

Q: Can I add anything additional to the fireplace?

A: There is a list of accessories (fireplace trim color & remote) which you can choose to add. These items would be an additional cost. Please refer to your option catalogue for the entire list.

Q: Can I change the trim color of my fireplace?

A: Yes, you may choose to have a chrome or brass trim in place of the black (for an additional charge).

Q: Can I choose the location for the switch to my fireplace-for example next to the couch?

A: No. You may not specify the location of your fireplace switch. It will always be to the side of the fireplace.

FLOORING

Due to manufacturing methods beyond our control, dye lots may vary from the Showroom samples. We cannot guarantee installed product will match the sample you choose due to dye lot and manufacturing variables.

CERAMIC TILE

Ceramic tile is available as an option for an additional cost.

NOTE: Ceramic tile is selected by room. All ceramic tile flooring is installed with wide grout.

NOTE: Color, modeling, and texture on ceramic tile can vary from piece to piece.

NOTE: Ceramic tile flooring will not be sealed when you move in and is your choice to do so.

NOTE: Grout is colored concrete and the color will vary slightly from what you select in the showroom.

Q: Can I choose different tile flooring for every room?

A: Yes, if you would like to purchase different levels and styles for each room you may. In locations where flooring joins you may not choose different tile.

VINYL FLOORING

One style & color vinyl flooring is standard in the entry, kitchen, bathrooms, pantries and laundry rooms.

NOTE: Transition strips between vinyl and other flooring areas will be chrome or brass colored, this is your choice.

NOTE: Be careful not to place vinyl or rubber backed mats on top of your vinyl flooring because they may turn your vinyl flooring yellow! Also, do not use latex-backed or cocoa fiber mats on your vinyl floors because they will stain or damage the surfaces.

NOTE: We recommend that any heavy furniture that is placed on vinyl is protected by plastic gliders or padded protectors. We also recommend protecting your flooring by covering the bottoms of refrigerators, chairs and other furniture with some form of padded protection or plastic glider that will reduce the stress and friction on your floor. Never slide furniture across unprotected floors. Please note that high heals have also been known to dent and scratch vinyl floors.

Q: Can I choose different vinyl in each included vinyl area?

A: Yes. It is your choice, if you would like to have vinyl in each area of your home of a different level and pattern you can for an additional cost.

WOOD FLOORING

Wood flooring may be chosen as an option for an additional cost.

NOTE: Your hardwood floor will not be smooth as a tabletop. Sometimes when you join planks together, one plank is higher than the other; this is called over-wood and is common with pre-finished wood. A light floor like maple will show seams more than the dark finishes and or oak.

NOTE: NEVER CLEAN WOOD FLOOR WITH WATER.

NOTE: Our hardwood floors are installed with a tongue and groove assembly. This system is designed to help disguise expansion and contraction that naturally occurs during summer and winter temperature differences, but you may still notice some seasonal changes in your boards.

Q: Will I have variations in the color and patters of my hardwood flooring?

A: Hardwood floors are a natural product made of a tree. They can vary in many ways. Each plank has its own color and grain, and will vary from plank to plank. These variations are innate and should be expected and admired.

Q: Will my hardwood floors scratch and/or dent?

A: Hardwood, because of its intrinsic nature has the ability to dent, scratch or mar more easily. Therefore, it does require a higher level of maintenance. This should be considered if contemplating hardwood. We recommend not wearing high heels, dragging furniture, or placing any heavy furniture or chairs directly on hard wood surfaces. Instead, use furniture coasters that are padded to protect your floors.

Q: Which way will the boards of my hardwood floor run?

A: This is your choice. If you are selecting hardwood be sure to let us know which direction you would like your flooring to run.

CARPET

NOTE: We have a “Standard” carpet included in your home. Due to colors and styles changing you will need to talk to your design coordinator to find out what carpet we are currently using. Carpet is included in all areas of your home except the entry, kitchen, bathrooms, pantries, and laundry rooms. We have a standing relationship with Modern Floors in Coos Bay, Or where there are several choices to choose from within in this level or you may choose to select another style or color for an additional cost.

NOTE: White or lighter colored carpets are more susceptible to staining and discoloration. Please keep this proper expectation in mind if you select a light colored carpet.

Q: What brand of carpet will be installed in my home?

A: You may choose from many manufacturers at the carpet showroom.

Q: Can I choose more than one color of carpet in my home?

A: Yes. Although one color/style has been chosen for the entire home to keep the costs low, You may choose multiple colors for an additional cost.

Q: Will I see seams in my carpet?

A: When your carpet is installed our installers try their best to minimize seams. However, because we use 12 foot wide rolls of carpet, there will be seams, especially in large rooms. We attempt to run seams perpendicular to windows, whenever possible to better minimize the appearance of seams and we try to place seams so they are less likely to be noticed, but carpet is installed to utilize the least amount of carpet in order to keep the overall cost down.

Q: Where do I find the information about my carpet that I need to write down?

A: The color name and number is listed on the back of the carpet sample.

The style of carpet is also listed on the back of the carpet sample. Be sure to make a note of:

1) The level of your carpet selection

2) The style of your carpet selection

3) The color number of your carpet selection

4) The color name of your carpet selection

Q: Is there stain and soil protection on all the different carpets?

A: Each carpet on the back is label with the type of stain and soil protection it offers. The Included carpet does not have either.

Q: Which is better: Nylon carpets or Polyester carpets?

A: Nylon carpets wear better, but are less stain resistant then polyester. Please keep in mind that you can always make your carpet more stain resistant by treating it yourself, but you can’t make it wear better.

Q: What are the features and benefits of Berber carpets?

A: Berber carpets are very durable products. In addition, the color variation in the carpets is good for masking or disguising stains. Also they have a contemporary look and are great to design around. Some features to be careful of are that Berber carpets do NOT seam very well due to the loop look. Polypropylene Berber carpet is an oil based carpet and therefore it attracts oils, making it difficult to clean in high traffic areas.

Q: Twist, Density, and Durability… What do these different ratings mean?

A: Twist is how tightly an individual yarn is twisted. The tighter the twist, the more readily the carpets will bounce back from crushing. Density is how many individual yarns there are per square inch. The denser the carpet, the thicker and more lush it feels under your feet. Increased density or weight offers better performance. Durability is the result of the twist and density ratings and is the most important one to use for your comparisons.

CARPET PAD

NOTE: Density and weight, not height, measures the carpet pad. If you look at the carpet pad samples, they may appear to be the same height, but you should feel the difference between the levels. You may want to place the carpet of your choice on top of the pads and stand on them to feel the difference.

Q: What carpet pad is included in my home?

A: The included carpet pad is a 7/16” – 6 lb. pad, and there are many additional choices available.

Q: What is the difference between the levels?

A: The density of the carpet pad impacts how your carpet will wear. Carpet pad can increase the life of your carpet without adding big costs.

Q: I’m getting included carpet, should I upgrade my carpet pad?

A: Upgrading any option is your choice. Please note that upgrading your pad, even with included carpet will increase the life of your carpet.

Q: I’m going to upgrade my carpet in a few years, should I get an upgraded carpet pad now?

A: By upgrading your pad, you will decrease the future cost of replacing your carpet in the future because of the increased labor to remove the carpet pad and the tack strips.

Q: Does the color of the pad represent the level I have purchased?

A: The color of the pad has nothing to do with its density or weight, therefore the color of the pad in your new home may or may not be the same as what is in the showroom.

EXTERIORS

COLOR SCHEMES

NOTE: Wayne Schrunk Construction has custom color schemes to choose from, depending on your elevation. We do not allow for you and your neighbor to choose the same color schemes. The available color scheme choices will be chosen by your design coordinator at the time of your option appointment.

NOTE: All exterior color schemes have three colors. Depending on the elevation you have chosen you may or may not have the Accent Color used on your home. See your design coordinator for clarification.

NOTE: The color scheme you choose will also determine your roof color.

FRONT DOOR

The included front door is a 6-panel fiberglass door. There are additional doors for varying prices. To bring more light into the front and for added street appeal, you may choose a door with windows for an additional cost.

FRONT DOOR HARDWARE

Displayed in the showroom are the included door hardware and also the upgraded choices for door hardware. Accessories are available to customize your front door just the way you like it. Peepholes, kick plates, as well as several door handles are available.

Q: Does my front door have a deadbolt?

A: Yes, all front doors have deadbolts.

Q: If I purchase a peephole what height is it installed at?

A: All peepholes are installed 60 inches from the ground.

Q: What will the hardware on the exterior of my back door match?

A: All exterior rear door hardware will match your interior door hardware selection.

EXTERIOR LIGHTS

ENTRY AND GARAGE COACH LIGHTS: All plans have 1 recessed can light in the entry way, as well as 2 coach lights. We provide one coach light to the left of the garage doors and one to the right of the garage doors. These lights are in powder coat black. You can purchase, for an additional charge, upgraded styles for your exterior coach lights. Entry and coach light locations are predetermined and cannot be changed. Your back patio area and optional garage door are a square light included with the purchase of a garage man door and are included on your rear door.

GARAGE LIGHT: Included are two porcelain light fixtures with 200 watt bulbs.

FENCING

Good neighbor fencing will be installed in predetermined locations with one gate.

Q: What if I want an additional gate?

A: You may purchase an additional gate on the opposite side of home from the included gate. We do not install gates on the sides or rear property lines of your yard.

GUTTERS & DOWNSPOUTS

There are white continuous gutters & downspouts included with your home. You may purchase optional colors for an additional charge.

LANDSCAPING

Each home comes complete with front yard landscaping with a timer/control for front lawn sprinkler system. Although most of our homeowners like to handle their own back yard landscaping after move in, you can choose to have us add it. All backyard landscape plans are pre-determined, with certain areas sod and certain areas barked. Landscape plans are available for customization for an additional cost.

Q: Will my rear yard have landscaping?

A: Your rear yard will be graded by equipment only. Rear yard sprinklers and landscaping may be selected as an additional cost.

Q: What if I want Wayne Schrunk Construction to install my rear yard landscaping?

A: Rear yard landscaping is your choice to purchase.

a. Automatic sprinklers controlled by the same control as the front yard.

b. Rear Yard drains can be added.

c. Rear Yard sod w/automatic sprinklers.

BRICK, ROCK OR STONE

Brick, rock or stone are not included items, but it is available at an additional cost.

NOTE: The style and color of brick, rock, or stone will be determined by the color scheme of your choice. Please be aware that the sample boards are just that, samples. The size and color variations will fall within the sample range, but may not be exact duplicates.

HOSE BIBBS

You will have two included hose bibbs for your home. The locations have been pre-determined on the front and rear yard of your home. Optional locations are an additional cost.

Q: What is a hose bibb?

A: A hose bibb is the water spigot to connect a hose.

ROOF

All homes come standard with a 30 Year Raised Profile Fiberglass Composition Roof: For an additional charge you may purchase an upgraded 40 or 50 Year High Definition Roof. Your roof color is determined by the color scheme you select. If you choose to upgrade your roof to a longer life you will have the same color as the included color scheme choice.

SHUTTERS AND EXTERIOR WINDOW TRIM

Shutters may be included to the front of your home at an additional cost depending on the elevation you have selected.

NOTE: we use the same color as the front door for the shutters, however the type of paint needed for these two applications is different, so the door and shutter may appear slightly different.

NOTE: Please be aware some plans, due to design, do not offer shutters.

NOTE: The Color of the window trim is determined by the trim color of the exterior color scheme you choose for your home.

Q What color will my shutters be?

A: Your shutters and the exterior of your front door are the same color. We have several colors for you to choose from.

Q: What is window trim?

A: Window trim is the approximate 4” wide, wrap around the outsides of your windows at the front elevation. The sides and back of your home may have trim added for an additional cost.

GARAGE

ELECTRICAL

NOTE: Your garage will have one 110 outlets available for use in addition to one in the garage ceiling for a future garage door opener. You may choose to purchase additional 110 outlets for an additional cost.

OPTIONAL FREEZER OUTLET: This outlet is a MUST if you intend on having a freezer in the garage. The outlet inside the garage that comes as included with the home is GFCI protected and is susceptible to tripping - going off. The freezer outlet is on a dedicated non

GFCI circuit to help prevent this from happening and avoiding food spoilage while you're away.

OPTIONAL 220 OUTLET: This outlet is intended for those who have a need for additional power in the garage such as an air compressor or welder. Please refer to the product that requires a 220 to see what amp size you will need for your 220. When purchasing a 220 be sure to inform the design coordinator the size of amp you need. We offer 20, 30, 40 & 50 amps. Because each need for the 220 has a different plug you will only have the pre-wire with a blank plate at the location of the 220.

GARAGE DOOR

Your garage door will be a Wayne Dalton model 8000 non insulated door. You may also upgrade your garage door to be insulated.

NOTE: Optional windows in your garage door will be an additional cost.

OPTIONAL GARAGE DOOR OPENER

Included in your new home is the wiring for a future garage door opener. You will see wires in the garage at the locations where the push button goes as well as where the motion sensor goes as well as by the outlet on the ceiling where the unit itself would go. For an additional cost you may choose to have the garage door opener installed by us. If purchasing a garage door opener it comes with one transmitter. Additional transmitters can be purchased for an additional cost.

NOTE: Please be aware that if you have 2 separate garage doors, you will need to purchase 2 garage door openers, one for each garage door if you want them both to be activated by remote control. The same will be true if you have a third car garage.

NOTE: If you purchase a garage door opener through us, you will not have a manual lock on the garage door. If you don’t purchase a garage door opener through us you will receive a lock that will need to be disabled, if you choose to add an opener at a later date.

NOTE: Optional keyless garage openers allow you to enter your garage without a key or a garage door opener. This coded keypad is very useful if you have children. Please see our display in the showroom.

OPTIONAL THIRD CAR GARAGE

If you choose to add the optional third car garage, included in the cost is an additional 110 outlet, and additional fluorescent strip light, as well as the pre-wiring for an additional garage door opener.

GARAGE MAN DOOR

If you choose to add the man door to the side of the garage, included in the cost is a 3’ x 4’ concrete stoop and a square powder coat black light. If your home has a detached garage, it will have a man door as an included feature. You have the choice to have an optional window in your garage man door.

GARAGE WALLS

NOTE: All garage walls and ceilings are sheet-rocked and fire-taped. Texture and paint can be purchased for an additional charge.

WATER HEATER

NOTE: Your included water heater is a 50 gallon unit. You can purchase an additional water heater in some of our larger floor plans. Please refer to your option catalogue to see if this is available for your floor plan.

NOTE: If your plan allows you to choose 3 or more full bathrooms, we recommend you choose to purchase an additional water heater.

INTERIORS

CABINETS

NOTE: All cabinets are made of natural wood and veneers over particle board.

Q: What does 30” cabinets mean?

A: 30” cabinets mean that the upper cabinets are 30” tall. This will leave a 12” space between the top of your cabinet and the ceiling for 8’ high walls.

Q: Can I change the height of my base cabinets?

A: Yes, The kitchen cabinetry is included at 36" height and is available to change at an additional cost.

Q: Can I put one type of cabinet in the kitchen and a different type in the bathrooms?

A: Yes, that is our standard. All the cabinets will be the same throughout the entire house. Therefore, the same cabinets that you chose for your kitchen will also be installed in your bathrooms. The price for the upgraded kitchen cabinet styles includes the price to upgrade your included bathroom cabinets.

Q: If I choose a style of cabinet that has arches in its design, do they go everywhere?

A: Arches are only on upper cabinets. Therefore you will see them in your kitchen on the upper cabinets, but not the lowers. Lower cabinets will be square across their tops because having arches would break up the design. Therefore, you will not see arches in the bathrooms, since there are no upper cabinets in bathrooms.

Q: Can I get knobs on my cabinets?

A: You may choose to have knobs installed in your home. There are four finishes available.

Q: What other features do I have regarding cabinets?

A: You may choose to add crown molding at the top of the upper cabinets, or to go custom cabinetry and choose from a lot of options for an additional cost.

CLOSETS/STORAGE

The Walk-in Pantry comes included with three wire or particle board shelves on one wall. You may choose to add up to 5 shelves for an additional cost.

Q: What is the depth of shelving in the pantry?

A: It may be 12” or 16” deep depending on floor plan.

DOOR HARDWARE

The standard hardware is Schlage “ Plymouth” in bright brass or similar.

There are several interior door hardware choices available in different styles and finishes. Please see a coordinator for more information.

Q: Why are brass lever handles less expensive than chrome or nickel lever handles and chrome or antique brass door knobs?

A: All the included knob styles are brass. Therefore, the strike plates and hinges are also brass. When upgrading to the brass lever handles, we will not need to change out all the strike plates and hinges, which keeps the cost relatively low. With the nickel or antique nickel options, we will have to change the knobs, the strike plates, and hinges as well.

Q: Can I have different door hardware in different parts of my house?

A: All door hardware must be the same throughout the house.

Q: What color will my Interior front door knob be?

A: The interior knob on your front door will match all other interior door hardware that you have chosen. It will not necessarily match the color of your exterior front door knob.

Q: If I have a single swing back door, what will the hardware on the exterior of it match?

A: All exterior rear door hardware will match your interior door hardware selection.

Q: Do any interior doorknobs have locks?

A: Yes. The master bedroom and bathrooms include privacy locks.

Q: If I choose Satin Nickel Hardware, what will the hinges & strike plates be?

A: If you choose Satin Nickel Interior Door Hardware, you will have satin nickel hinges.

DOORS

NOTE: The door from the interior of your home and the garage is a solid core door. This door has a passage door knob.

Q: What choices do I have if I would like to upgrade my interior doors?

A: The included doors are a six-panel colonial style door. You can choose to upgrade your doors to a two, three or four panel raised panel door.

Q: If I upgrade my doors do they all change?

A: If you upgrade your doors all interior doors will be upgraded.

Q: Can I choose to have double doors?

A: In some plans you may be able to choose double doors with your den option choice, retreat choice or master bedroom.

Q: Can I put the double French divided doors where the sliding glass doors are?

A: French doors are not available in lieu of the sliding glass doors at the back of your home, due to extreme wind and rain we have on the coast.

Q: What are French doors?

A: French doors are by definition are not double doors. It is a single door with glass paneling.

Q: When I upgrade my doors will my trim be upgrade also?

A: Door upgrades and Trim upgrades are sold separately.

Q: Why don’t you use solid doors for your interior doors?

A: Hollow doors are the included choice in the building industry. In addition, solid doors are cost prohibitive because they are approximately 2-3 times the cost of hollow doors. Finally, solid doors don’t always muffle sound better because there is a gap at the bottom of the door that sound travels through.

Q: What color do you paint your doors?

A: The color of your doors depends on if you have upgraded your interior paint to a two tone selection. The included paint color for your doors is selected through your design coordinator. If you have upgraded to a two tone paint package your doors will be selected through your design coordinator.

ELECTRICAL OUTLETS

PHONE JACK: This is an included telephone outlet. Your home will come with two included. You can add phone jacks throughout the home wherever you may have a need for one.

CABLE TV OUTLET: This is an included cable outlet. Your home will come with two included. You can add additional cable outlets in specified locations based on your needs.

Q: What is the difference between a 110 interior outlet and a 110 dedicated outlet?

A: A 110 interior outlet is a regular outlet that is NOT dedicated to its own circuit. Therefore, many other outlets in your home could be on the same circuit. A 110 dedicated outlet is an outlet on its very own circuit. No other outlets will be on this circuit. This is something you may want to choose if you have items that pull a lot of amperage (microwave, iron, some electronic equipment. etc).

Q: Does my house come with exterior outlets?

A: Yes, you will receive one exterior outlet on the front of your house and one on the back. The locations are predetermined locations. If you would like to add additional exterior outlets you may for an additional cost. You may also choose to have Eave outlets installed for future holiday lights.

SURROUND SOUND AND STEREO WIRING

We offer stereo pre-wiring that you may purchase for an additional cost. This feature is fairly

customizable. Please see the design coordinator for further information on the products below. PRE-WIRE FOR SPEAKERS: There will be a blank electrical plate covering the electrical location chosen by you and there will also be a blank plate at the volume control location selected by you.

Q: What does "pre wire" mean?

A: This means we install the wire for you, but don't install the units (physical speakers) If you purchase a pre-wire, be aware that when you move in, you will see a blank electrical plate. Pre-wire is the wire behind the plate.

WIRING

Q: What is included when I purchase an alarm pre-wire?

A: When purchasing an alarm pre-wire you will receive pre-wiring for a security system customized to what you want and priced after you discuss it with our technician. The actual alarm system will have to be purchased at a later date.

Q: What is included when I purchase a complete security system?

A: When purchasing a complete system you will receive pre-wiring plus a system customized to what you want and priced after you discuss it with our technician

MECHANICAL

Your home comes standard with zonal heating & thermostats. You may upgrade to a forced air system with a programmable thermostat for an additional cost.

Q: What is the advantage of a programmable thermostat?

A: The programmable thermostat provides four periods per day and two scheduled per week (weekday and weekend). This feature is ideal for meeting the comfort needs of most busy families, and saves energy by reducing system operation when nobody is home. Electric operation is precise, mercury free, and does not rely on batteries. This unit is also energy star rated.

PAINT

The included interior paint color is selected through your design coordinator. Interior paint will be an eggshell finish throughout the home.

Q: Can I use more than one color paint in my home?

A: Yes, it will be considered an upgrade at an additional cost.

SHEETROCK

The included corners in your home are squared off, which allow for easier color transition, should you choose to do accent painting after you move in. However, if you prefer rounded corners, for an additional cost, you may have them throughout your home.

NOTE: All windows & short walls including handrails are wrapped with sheetrock.

STAIR RAILS

NOTE: A 38” sheet rock wrapped wall with paint grade wood handrail is included.

NOTE: You may upgrade to a paint grade wood cap or to stair rails.

Q: How do I determine if I have the option for an open rail on my stairs?

A: Your floor plan will clearly show you this feature. It will state "opt. Open Rail" on either side, or both sides of the stairs on the downstairs portion letting you know what your options are for open railing. In addition, that feature will be presented to you in our online Option Catalogue if it is available on your plan.

Q: What is a kickboard?

A. A kickboard is a wood trim that runs along the stairs between the carpet and wall. Kickboards are a separate upgrade from your open handrail and are available in different finishes.

TRIM

NOTE: Your windows come included drywall-wrapped on all four sides of the interior.

Q: What is trim?

A: Trim is the wood trim along the bottoms of all the walls as well as the trim around your doorframes.

Q: What is the included trim in my home?

A: The included trim is 3-1/4” Colonial style baseboard at vinyl locations only and a 2-1/4” colonial casing for door trim.

Q: What other options do I have, if I don’t want to go with the included trim package?

A: For an additional cost you may choose from many options that are available. Talk to your design coordinator about what they are.

Q: What are window sills?

A: Window sills are optional decorative wood pieces to the bottom of your window on the interior. The sill extends beyond the actual window drywall and has a trim piece under it. See the showroom for an example.

WINDOW COVERINGS

We have many window treatment packages available: mini blinds, vertical blinds, 2” blinds in vinyl and wood. Each package is predetermined per plan. A more detailed description of each package is available. Ask a showroom coordinator for assistance. **There are no included window blind packages with your home. It is your choice if you wish to add blinds.

NOTE: We recommend that you always open your blinds before you raise or lower them to increase their longevity.

Q: What should my blinds match? Should it be the wall color, the floor, or the furniture?

A: You may want to consider your wall paint color since it will be on at least three sides of your blinds. If you are planning on installing soft shades (drapes) after you move in, you may also want to keep their color in mind. Also, take into consideration whether you want the blinds to be a focal point or blend into the background.

WINDOWS

NOTE: Rear & Side Window grids are available at an additional cost.

NOTE: Do not measure your window for window coverings until sheetrock texture is complete.

Window grids are the frame designs within the glass of your windows. Please refer to your exterior elevation drawing for your window grid design. The grids are typically an included or “no-cost” option for the front of you home. If you would prefer to have grids on the sides or rear of you home, that is an option for an additional cost.

Q: Can I have any windows in my home changed from clear glass to obscure ("frosted") glass?

A: Yes

Q: How do I know which of the windows on my floor plan will open?

A: Windows that are marked with an "FX" are fixed, and therefore do NOT open. Windows marked with an "XO" are sliding windows and open either left to right, or right to left. Windows that are marked with an "SH" are single hung windows that open vertically.

Q: How do I know the size of the windows in my home?

A: Your window measurements are clearly indicated on the floor plan. The dimensions are in feet and inches. For example, a "3050" window is a 3 foot 0 inch wide window by 5 feet 0 inches in height.

Q: Can I change the size of my included windows?

A: Yes. You can change the size of any of your windows, if the plan allows it. There will be an additional charge for this change.

Q: Can I choose the style of grid I want?

A: Yes. Please reference the elevation to confirm the style of grid you will receive as a standard grid pattern.

Q: Will the grids make it difficult to clean my windows?

A: The grids are in between the glass of the window, so they will not interfere at all with cleaning.

INTERIORS

CABINETS

NOTE: Islands, Peninsulas, and/or Overhangs (available per plan) are optional upgrades in most plans. The countertop type of these items may be the same as the rest of your kitchen or they may be upgraded. Additionally, there is an option to add a 24” deep cabinet over the refrigerator. We do not install this cabinet as an included item. Please make sure that the size of cabinet you choose will allow for the height of your refrigerator.

Q: Can I add an outlet to my kitchen island?

A: Yes. You may add as many outlets to your kitchen island as you want for an additional cost. There is one included outlet with your kitchen island.

COUNTERTOPS

Please see our kitchen countertop display or ask design coordinator for details. Our corian and granite countertops are installed with a like kind backsplash and self-edge. All countertops, including laminate, ceramic tile, granite, and Corian are susceptible to burning, scratching, denting and breaking. We recommend using trivets and cutting boards on all of our countertop surfaces.

NOTE: If you have purchased a Corian, tile or granite countertop you also have an edge detail choice. Please make your design coordinator aware of your edge choice.

NOTE: If you have purchased an upgraded countertop you may upgrade to an undermounted sink.

Q: What is the included kitchen countertop?

A: The included kitchen countertop is post form plastic laminate. You may upgrade to wood rails with laminate, corian, tile or granite for an additional cost. The wood used to trim your countertops will match your cabinet selection. The included kitchen sink will be a self rimming stainless steel sink.

Q: What are my sink choices?

A: We offer an upgraded white cast iron sink that can be purchased with any of our countertops, including the laminate. If you upgrade to Corian you may also purchase a Corian sink, available in different styles.

Q: What is Corian?

A: Corian is a homogeneous material with color and pattern running all the way through the sheet. Corian will not chip or delaminate. Wayne Schrunk construction will never use Corion veneered over a substrate. Corian is 100% non-porous, it will not stain and it will not support the growth of bacteria or other microorganisms. See manufactured recommendations for cleaning.

Q: What is a backsplash?

A: A Backsplash is the horizontal area on the wall immediately above your countertop. It will vary depending upon your countertop surface material. Please see a coordinator for details.

PLUMBING

If you would like, you can also purchase optional gas piping in your kitchen or utility. This is only if the range and dryer you selected are electric and you wish to have the future option of having a gas range or a gas dryer.

NOTE: If you purchase a gas range or gas dryer, the optional gas line will need to be purchased. If you are planning to buy them in the future, you will want to add the gas lines.

LAUNDRY

Q: What other options do I have in the utility room?

A: There is an option to add a wire shelf, the length of the washer and dryer. Some plans have the option to add cabinets with a wire shelf in between and some you can add cabinets only. The prices for these are listed in your Option Catalogue. Select plans can also have a Freezer Circuit for future use.

Q: Can I have a utility sink?

A: Many of our plans also offer the option to add a utility sink. Sometimes this option is also available in the garage (per plan).

Q: What is the depth of shelving in the utility room?

A: 12" deep.

LIGHTING

CEILING MOUNTED LIGHT

Q: Can I add lights in areas where there are no included lights?

A: There are no overhead lights in the family room or the living room. We do include in each of these rooms hot/switch outlets. This gives you the ability to plug in a lamp and utilize a switch to turn your lamp on. You may choose to add lights in these areas; you have several options available at an additional cost.

Q: Will you install flood lights on the second floor eave above my back patio?

A: Yes, we can for an additional cost.

CEILING FAN OPTIONS

NOTE: The "wiring only" option cannot be used in lieu of an included light fixture. As mentioned earlier, by code, the rooms that have lights will have the pre-wire in addition to the included light. Rooms that have a hot/switch outlet will have this in addition to the pre-wire.

Q: Where can I put ceiling fans?

A: Any of our ceiling fan styles are available in bedrooms, family room, living room, dining room, nooks, bonus rooms and lofts. Some of the limitations are: they are not available outside, in the attic or the crawl space, and not available to replace the recessed can on the stairwell.

Q: What can I do if I don't want to buy a ceiling fan or light fixture from you, but I want the

flexibility later?

A: You can choose to get the pre-wiring only with 2 switches and the included ceiling mounted light will cover the wire until you purchase the fan of your choice if the room has an included light fixture. If the room does not come with an included light fixture you will need to purchase a light fixture or you will receive a blank plate over the pre-wire purchased.

NOOK & DINING ROOM LIGHTS

NOTE: Please see your design coordinator for locations of included light fixtures.

Q: Can I upgrade my included white fixtures to another finish color?

A: Yes, you may upgrade your fixtures to have a Pewter or Distressed Bronze Finish in the Nook and dining Room.
